The Lettings Process

Thank you for considering us as your agents. Many people find the lettings experience confusing, so to make it clear. Here is a guide on the lettings procedure.

  • In order to reserve a rental property through Room Quays, we will require the equivalent of one Weeks Rent as a holding deposit and the reference fee. You will receive a receipt for this deposit and it will be credited towards the total monies required on moving into the property.
  • Our Credit referencing agency FCC Paragon will send you a link which you should complete as soon as you can; they obtain references from your employer and previous landlord (if you have rented a property before)

Please note the following requirements regarding the initial payment prior to moving into a property:

  1. A calendar month rent in advance (less the amount of the holding deposit that has already been received).
  2. A Security deposit of 6 weeks to be paid to Room Quays, this will be transferred to the Landlord to be registered with one of the Government authorised Tenancy Deposit Schemes.
  3. A referencing fee applies per person. If a guarantor is required to complete the application, an extra charge will apply per applicant. A tenancy preparation fee of 85 (excl. VAT) is applied to each property for the contract preparation.
  4. The payment of the initial rental and security deposit should be in the form of a BANKERS DRAFT or BUILDING SOCIETY CHEQUE payable to ROOM QUAYS LTD. If you are planning to pay by bank transfer, we will supply the bank details. Please note we will require cleared funds before the commencement date.
  5. You must provide proof of your identity in the form of a passport or driver’s license and proof of address, ideally a bank statement.

Moving into your new home, the final stages!

After all references are complete and funds transferred, we will contact you to organise a check in time.

A professional inventory company will check you into the property and will supply you with a fully detailed report as to the contents and condition of the property. You will be asked to sign this report as confirmation of its contents. This is provided for your own security and peace of mind, as when it comes to you moving out of the property, the inventory company will again arrange the check-out with you and will base the information on the initial check-in report, which you signed.
